Creevy LLH, the largest independent firm of Chartered Surveyors dealing solely in the licensed and hotel sector, has received instructions to sell the Antonine Hotel and Rene Bar / Restaurant, Falkirk.
Peter Darroch, Director of Creevy LLH who is handling the sale, comments: “The Antonine Hotel lies in a fantastic trading location within Falkirk town centre. This is an excellent strategic location enabling any business to draw trade from a population of around three million within a one hour drive time as well as lying virtually equidistant from both Edinburgh and Glasgow.”
The Antonine Hotel was purchased by the Rennie Mackintosh Hotel Group in 2003 after which a substantial refurbishment at a cost of approximately £1.3 million was undertaken. The decorations and finishes within the hotel are to an exceptional standard throughout.
Peter continues: “It is very rare for a hotel to be marketed in such pristine condition. The Rennie Mackintosh Group, having undertaken significant investment within the hotel, has now changed company strategy and is concentrating on larger, limited service franchise opportunities throughout the UK. The Group has reluctantly decided to place the hotel on the open market.
The hotel is substantial and currently provides 33 en suite bedrooms. In addition, there are considerable function and banqueting facilities including the main function suite which can accommodate at least 200 persons and two further function suites which can accommodate over 80 persons each. There is a separate self contained public house and restaurant (the Rene Bar) and substantial ancillary accommodation.
The hotel is situated within an excellent trading position within Falkirk town centre and also lies close to the main licensed circuits. The hotel can draw trade for substantial functions from the entire central belt of Scotland as well as gaining significant local trade.
Peter Darroch adds: “In addition to the substantial existing accommodation, there is also significant expansion space. This includes an currently unused bar / restaurant with direct internal link to the adjacent Callander Shopping Centre, the possibility of adding 30 – 40 additional bedrooms and the possibility of developing a beer garden to the front of the premises.”
The property and business have been placed on the market at offers over £1.5 million. “Given recent investment in the hotel amounting to £1.3 million, at a price of offers over £1,500,000 this hotel offers exceptional value for money,” concludes Peter Darroch.
